Peel Land has submitted an outline planning application to St Helens Borough Council for the 1.3m sq ft Haydock Point manufacturing and logistics campus.
The scheme, which will be build on a site off Junction 23 of the M6 to the south of Haydock Park Racecourse, is forecast to contribute more than £110m in GVA to the local economy.
The plans for Haydock Point include re-directing the northern arm of the A49 through the development site to the A580 East Lancs Road with associated works intended to improve traffic flow at Junction 26.
A previous proposal for approximately 1.8m sq ft was refused following an appeal in 2021, when the site was in the green belt. The new proposal is smaller and includes additional landscaping, HGV facilities and a broader mix of employment space. The site was removed from the green belt and safeguarded for longer-term employment needs in the St Helens Borough local plan, which was adopted in 2022.
Stephen Wild, managing director, Peel Land Group, said: “The submission of an outline planning application for Haydock Point to St Helens Borough Council marks an important step towards meeting the need for employment space in the borough and bringing forward the opportunity of investment in the highways infrastructure with tangible local benefit.
“We will ensure that the proposals are delivered alongside a social value strategy with ambitious benefits including £20m local construction spend. The plans represent a significant investment opportunity for the region and importantly opportunities for local communities by enabling nearby firms to grow, attract investment and create long awaited employment opportunities.”
