Brooks Hotels has put Brooks Guest House in the heart of Bath up for sale with a guide price of £2,850,000.

The boutique hotel comprises 22 en-suite bedrooms, a guest lounge, dining room and courtyard, and is set across four floors of a Grade II listed Victorian villa.

The property occupies a prime position within walking distance of the city’s key visitor attractions, including the Roman Baths, Bath Abbey and the Royal Crescent.

Matthew Smith, partner at Knight Frank, which has been appointed to market the opportunity, said: “Our clients live overseas and have created a highly successful limited service offering that operates with an experienced management team. Brooks Guest House represents an excellent opportunity to acquire a well established boutique hospitality business with a prime location in one of the UK’s most sought after visitor destinations. Its combination of city centre location, characterful accommodation and strong tourism fundamentals is expected to generate interest from a broad range of buyers, and we look forward to working with the vendor to secure a successful sale.”
