Gaw Capital has agreed a number of office expansion deals at HX1&2 at Harbour Exchange in London’s Docklands, bringing the building to 99% occupancy.
Elizabeth School London, which signed for 57,951 sq ft of space in 2023, has taken an additional 122,007 sq ft, and SP Jain School of Management, which currently occupies 21,464 sq ft, is under offer to take an additional 2,738 sq ft on the second floor.
In addition, retail business Pop Mart has expanded its European headquarters space in the building over the past 12 months by more than 250% to 6,261 sq ft and a further 3,287 sq ft of space is also under offer in the building.
Kevin Koo, director at Gaw Capital, said: “We’re delighted to announce several new lettings at Harbour Exchange, bringing our occupancy to approximately 99%. This achievement reflects our commitment to building lasting relationships with tenants and delivering exceptional quality across our campus.
“At Harbour Exchange, we don’t just lease space – we create environments where businesses thrive. Our success stems from understanding that great commercial property is built on trust, quality infrastructure, and genuine partnerships with occupiers. We look forward to welcoming our new tenants and continuing to build something special together.”
Josh Lamb, director at Savills, which acted for Gaw Capital on the deals, added: “These further lettings to expanding businesses at HX1&2 are a testament to the popularity of activated campus environments and positive, pragmatic landlord and tenant relationships. Securing over 330,000 sq ft of lettings at Harbour Exchange in the last two years is a major achievement in the Docklands market which has been highly competitive and is a true reason for celebration.”
