Edmond de Rothschild (EdR) REIM has agreed a £180m green loan with Barclays to refinance a portfolio of five income-producing UK build-to-rent (BTR) assets.

The portfolio comprises: The Bath House, Birmingham; Saffron Court, Nottingham; Charolais Gardens, Rugby; Merlin Wharf, Leicester; and The Steel Works, Warrington.

To qualify for the green loan, EdR REIM’s portfolio had to meet the green eligibility criteria within Barclays’ sustainable finance framework.

James Whidborne, head of residential fund management at Edmond de Rothschild REIM, said: “This milestone marks the fund’s move from a ‘build and stabilise’ phase, to ‘mature and income-producing’. Our ability to secure the loan from Barclays demonstrates our platform’s operational credentials and the ongoing attraction of mid-market, amenity-light build-to-rent assets. The portfolio continues to cement its position as one of Europe’s most energy-efficient, having been awarded a GRSEB five-star rating for two years in a row, placing it amongst the top 20% across the continent.”

Milan Patel, relationship director at Barclays UK Corporate Bank, added: “This transaction reflects our continued support for institutional-quality residential investment and our focus on helping clients meet both performance and sustainability goals. By leveraging our long-standing relationship with EdR and deep understanding of the platform, alongside flexible structuring and sustainable finance expertise, we delivered a competitive solution aligned with the fund’s long-term strategy.”
