Goya Developments and Hillwood have acquired a 2.5-acre development site in Tottenham in an off-market deal for an undisclosed price.
Goya and Hillwood will submit a planning application to deliver a 68,000 sq ft warehouse facility, with a projected gross development value of £50m, on the West Road site.
The site is located in one of North London’s key industrial and distribution hubs and offers excellent connectivity to Central London and the M25.
Joshua Bond, managing director of Bond Land, which advised Goya and Hillwood on the purchase, said: “The successful off-market acquisition of this site exemplifies Bond Land’s commitment to providing our clients with exceptional opportunities, even amid today’s challenging market. Over the last 12 months, we have witnessed a highly competitive property landscape, marked by inflationary pressures, interest rate rises, and supply chain disruptions. However, these challenges have also underscored the resilience of the industrial and logistics sectors, as demand for strategically located facilities continues to grow.
“At Bond Land, we remain focused on sourcing prime assets and creating value for our clients through innovative solutions and off-market opportunities. Looking forward, our growth strategy will continue to emphasise both metropolitan and regional acquisitions, with an aim to further expand our industrial and logistics portfolio across the UK. As we move ahead, Bond Land will leverage our market expertise to unlock new opportunities and support our clients in navigating the evolving property landscape.”
Jim Bryan, founder of Goya Developments, added: “We are extremely pleased with Bond Land’s performance in sourcing and securing this strategic site off-market. Their professionalism and insight into the industrial market were invaluable in completing this acquisition smoothly. This acquisition marks an important step for Goya Developments as we expand our footprint in London and the South East. Our focus is to deliver high-quality industrial spaces that cater to modern logistics needs, and we see enormous potential in sites like West Road to serve growing demand and support the economic vibrancy of the region.”
