Property Alliance Group has let 2,530 sq ft of office space to Avenue3 at 33 Park Place in Leeds city centre, taking the building to fully let.

The Leeds-based technology and digital transformation consultancy has agreed to take fitted office space on part of the fourth floor at the Grade A office building on a new five-year lease.

The building has undergone a substantial refurbishment to provide modern Grade A workspace in addition to a remodelled reception, a tenant-only gym and shower facilities, secure cycle storage and on-site car parking.

Liam Walker, asset manager for Property Alliance, said: “It’s great to see 33 Park Place fully let, particularly in what’s been a challenging market for office lettings. It’s a fantastic result for everyone involved, and a testament to the quality of the space and the work of our letting agents. We’re now looking to build on that success at our neighbouring York Place building, where we have three flexible office suites of 226 sq ft, 366 sq ft and 1,087 sq ft available. They benefit from access to the same gym and shared facilities, and offer businesses an attractive, flexible option in the heart of Leeds.”

Hannah Coleman, surveyor in the Leeds office agency team at Savills, which acted for the landlord on the letting, added: “As occupiers become increasingly focused on quality, location and workplace experience, the strongest demand continues to be concentrated on good quality office space. Bringing 33 Park Place to full occupancy is a clear reflection of the continued strength of demand for Grade A workspace in the city centre.”
