Great British Railways (GBR) has chosen the 3 Springwell Square office scheme in Derby for its new headquarters.
Designed by Corstorphine & Wright for St James Securities, working in partnership with Derby City Council, a planning application for the 106,544 sq ft Grade A office building was submitted earlier this month.
The low carbon eight-storey development will be built on the former Duckworth Square site and forms part of the £200m Becketwell regeneration scheme. Subject to planning consent, construction is anticipated to start in summer 2027 with completion targeted for late spring 2029.
The site will accommodate up to 450 GBR staff and be supported by improved public transport links and walking routes, delivered in partnership with the Department for Transport, Derby City Council and the East Midlands Combined Authority.
Prime minister, Andy Burnham, said: “For too long, people have put up with a railway that often lets them down. When you are trying to get to work, see your family, or get home, you should be able to rely on your train turning up. Today, is another big step forward. Great British Railways will have its home in Derby, a city that has railways in its DNA. This will bring investment and good jobs, giving young people the chance to build their future in the place they call home. That’s how we are bringing back hope. By creating opportunity and putting the essentials back in public hands so they work for people again.”
Marek Sroka, associate director at Corstorphine & Wright, added: “Three Springwell Square represents the next important chapter in our Becketwell masterplan, building on the new homes, public realm and leisure uses already successfully delivered. The opportunity to create a new headquarters for Great British Railways in the heart of Derby feels particularly fitting for both the city and the wider regeneration taking place. This will bring investment and good jobs, giving young people the chance to build their future in the place they call home.”
