Glenbrook Private Clients has acquired a freehold industrial estate on North Florida Road within Haydock Industrial Estate for £4m.
The asset, which comprises a circa 100,000 sq ft manufacturing and warehouse facility on a 4-acre site, was acquired as a vacant refurbishment project from a private landlord in an off-market transaction.
Upon completion of the refurbishment works, the four buildings will be rebranded North Florida 60, Miami 15, Bahama and Deltona, and will be brought to market either for sale or to let.
Scott Griffiths, head of Glenbrook Private Clients, said: “Significant capital works had previously been undertaken prior to us acquiring the property. This included asbestos removal and roof replacement, providing a very attractive entry point. We are now on site undertaking a comprehensive refurbishment of the four principal industrial buildings. Expected delivery of the first building is prior to this summer with the remainder reaching practical completion between Q3 2026 and early 2027. This acquisition aligns with our strategy of targeting well-located industrial assets with strong refurbishment and repositioning potential across the North West and Yorkshire.”
The scheme will be jointly marketed by B8 and NorthCap.
