Roko Health Clubs is selling a portfolio of four leasehold health and fitness clubs, either individually or together.
The clubs are in Chiswick (guide price £1.25m), Gillingham (£3m), Nottingham (£2.85m) and York (£1.1m).
Each club has a footprint of between 26,000 sq ft and 43,000 sq ft and the facilities at each location include a 20m swimming pool, spa area with steam and sauna rooms, jacuzzi pool, learner pool, open plan gym floor, studio rooms, café with lounge area and a selection of ancillary spaces.
Three of the clubs are held on long leaseholds of between 104 and 108 years and the Chiswick health club is being offered on a short leasehold basis with 18 years unexpired.
The health clubs have operated successfully as individual venues and could continue to be operated as independent enterprises, or they could be integrated into existing health and fitness portfolios. Alternatively, the four sites could be purchased together to form the basis of a new independent group.

We expect high levels of demand, with the group’s membership numbers and revenue increasing steadily towards pre-pandemic levels, so it is well-positioned to bring in lots of interest.”
