Helical has agreed a deal with strategic leadership advisory firm FGS Global for 23,887 sq ft of office space at the Brettenham House scheme on Lancaster Place in London.
The company will take occupation of the the sixth, eighth and ninth floors of the building in January 2027 on a 10-year term.
Practical completion of the comprehensive refurbishment of the 128,000 sq ft, historic 1930’s Art Deco office building is due to occur at the end of this month and Helical reports “strong levels of interest” in the remaining space.
The refurbishment has involved the substantial remodelling of the building while carefully restoring its historic façade and Art Deco features, including two marble‑clad staircases.
Helical is delivering the project on behalf of the owner, Thames Brettenham, through a development management agreement, for which it receives a development management fee and a profit share linked to rental performance, which is payable once the building is successfully let.
Rob Sims, chief investment officer at Helical, said: “We are pleased to see our vision for the complex remodelling project at Brettenham House come to fruition and to see a leading organisation such as FGS Global relocate to the building. We look forward to completing the refurbishment works later this month and maintaining the leasing momentum.”
Simeon Goddard, co-chief Investment officer of Northview Services and representative of Thames Brettenham, added: “We are delighted to have secured the initial letting at Brettenham House following its comprehensive refurbishment. This transaction reflects the exceptional quality delivered by Helical and we look forward to welcoming FGS Global to the building.”
Savills and RX acted on behalf of Helical/Thames Brettenham. FGS Global was represented by BBG Real Estate London.
