HUB purchases City office building for living-led scheme

HUB and affiliates of HIG Capital have acquired St Clare House at 30-33 Minories in the heart of the City of London for an undisclosed price. 

The site has an existing consent for a 13-storey, 280,000 sq ft office-led mixed use scheme which was approved in January 2024. HUB intends to reposition the site, which comprises the St Clare House post-war office building and the adjacent Writers Housebuilding Victorian warehouse, to deliver a living-led scheme.

The site was acquired from an institutional investor following a competitive process.

Miles Keeley, head of acquisitions at HUB, said: “St Clare House at 30 Minories sits within a pocket of central London that is in need of additional, high quality housing to serve its large workforce and enhance a thriving community. We look forward to now working with our project partners to create a best-in-class development that complements its existing bustling neighbourhood.”

JLL acted as sales agents on the site and Gowling WLG provided legal counsel for the transaction. Lending was provided by Blue Shield Capital.
