M7 Real Estate has acquired six industrial and logistics units in Hayes, West London, for an undisclosed price.
The units, which provide circa 175,000 sq ft in total, sit on a 8.8-acre site on Swallowfield Way in close proximity to Heathrow Airport.
The site is anchored by a self-contained 68,000 sq ft warehouse occupied by CPI TMD Technologies on a lease running to 2045. The remaining space comprises a part-refurbished multi-let industrial estate with two of the recently vacated units quickly re-let.
M7 has identified a number of asset management opportunities to create value within the asset including the refurbishment of units to improved their environmental efficiency.
This acquisition has been undertaken on behalf of the European Supply Chain Income Partnership (ESCIP), a pan-European industrial and logistics investment vehicle backed in joint venture by Oxford Properties and AustralianSuper.
