London office building hits the market

The freehold of the 75,000 sq ft Marylebone Place office building at 1 Wyndham Street in London has been put up for sale.

Marylebone Place was redeveloped by TPG Angelo Gordon and Beltane Asset Management following their acquisition of the site in April 2020. Completed in June 2024, the redevelopment transformed the building into 75,000 sq ft of Grade A, best-in-class trophy office accommodation.

The building has been put on the market following the restructuring of Union Bancaire Privée’s (UBP) lease, with the bank committing to the building as its London headquarters until at least 2041.

The deal to let the entire building was agreed in late 2024 at £93/sq ft, 30% below CBRE’s current prime rent for the area, demonstrating strong reversionary potential.

James Hammond, executive director, London capital markets at CBRE, which alongside Michael Elliott has been appointed to market the opportunity, said: “The combination of the building’s market leading sustainability fundamentals, freehold status, UBP’s high quality covenant and the virtually unheard of lease term makes Marylebone Place an extremely rare and highly attractive opportunity in one of London’s most desirable submarkets.”
