DTZ Investors has acquired Shawfair Park Hospital in Edinburgh for an undisclosed price.
The hospital is leased to Spire Healthcare and the deal takes DTZ Investors’ recent investment in UK private hospitals to almost £100m.
The 49,150 sq ft purpose-built hospital sits on a 4.5-acre site in Shawfair just two miles from the Royal Infirmary of Edinburgh. Spire undertook a major refurbishment of the site in 2022 and added an extension in 2025. The creation of a new MRI suite is currently underway and the site provides room for further expansion as demand grows.
Ben Haller, director at DTZ Investors, said: “Demand for healthcare is structural, driven by an ageing population, sustained NHS pressure and growth in both insured and self-pay patients. Well-located independent hospitals with strong operators add vital capacity alongside the NHS. For our clients, that means investing in essential infrastructure that delivers real social impact alongside secure, long term, index linked income. Our disciplined underwriting allows us to continue to scale essential real estate strategies with appetite for further investment in both the UK and European geographies.”
DTZ Investors was advised by Cushman & Wakefield and Newmark acted for the vendor.
