Tishman Speyer has awarded the £94m shell and core contract for the sustainable refurbishment of Angel Square in Islington to McLaren Construction.
The project will transform 132,000 sq ft office space across three linked buildings to create a single 293,000 sq ft GIA building, offering 188,000 sq ft of office space, a replacement public house and a public café.
The comprehensive refurbishment will retain around 70% of the existing structure and the building’s embodied carbon has been significantly reduced through the use of the existing ribbed reinforced-concrete frame, resulting in an embodied carbon target of 475 kgCO2e/m2 for the A1-5 lifecycle stages covering products and construction processes.
The finished building will achieve BREEAM Excellent – with an aspiration to achieve BREEAM Outstanding – WELL Gold – with an aspiration to achieve Platinum – and is targeting a NABERS 5.5-star rating.
Darren Gill, regional managing director for London at McLaren, said: “These heavy refurbishments of existing structures are increasingly vital as a sustainable way of meeting occupier demands for modern office space with high environmental performance. They can be delivered relatively quickly and Angel Square shows that the new building needn’t be limited by the previous layout. An intelligent design like this one can create a lot of extra space.”

McLaren is due to start on site in June 2023 with completion expected in Q4 2024.
