Medina Capital has submitted a planning application for a new residential development on the Capital Gate office site in Hainault, North East London.
Designed by Wimshurst Pelleriti architects, the proposed scheme will replace the existing office building with 52 new three- and four-bedroom townhouses for private sale and 34 affordable apartments in low rise blocks.
The plans for the fully-electric scheme include outdoor landscaping with a range of communal areas to encourage intergenerational community interaction including a dedicated new play street, gardens with picnic areas, play area and boules court.
Medina Capital acquired the three-acre plot, which is currently home to a two-storey, 50,000 sq ft office building, in May this year. The site has been allocated for residential development in Redbridge’s adopted local plan and subject to achieving planning consent Medina aims to make a start on site in Q3 2025 with the first new homes available in early 2027.
Nidal Al Khail, managing director of Medina Capital, said: “Our proposed development for the Capital Gate site seeks to create a welcoming new family-led residential community with gardens and open spaces for all residents to enjoy, helping to meet the needs of the local area. We remain actively committed to new commercial acquisitions like Capital Gate where we can utilise our expertise to breathe new life into underutilised sites that add value for all stakeholders.”
Jon Murch, founder of planning consultancy DaviesMurch, added: “We would like to thank officers from Redbridge Council for providing a first-rate pre-application service and we look forward to working with them during the formal assessment of the application.”
