St John’s Wood Square Development has appointed Multiplex to deliver the shell and core contract of the redevelopment of the former St John’s Wood Barracks site in Westminster, London.
The development will see the 5.5-acre site, which was previously occupied by the King’s Troop, Royal Horse Artillery, along with properties at 1-7 Queen’s Terrace, transformed into a super prime residential development.
The scheme will provide 179 new homes, including 11 townhouses, 109 private and 59 affordable apartments, spread across nine buildings ranging in height from three to six storeys. The works also include the restoration of the Grade II listed Riding School building.
Multiplex has been working with St John’s Wood Square Development under a pre-construction services agreement since September 2023. Demolition of the site was completed in May 2023, and the basement construction works by McGee’s are well advanced. Completion of the shell and core stage of construction is scheduled for December 2026, with the fit-out element due to complete by December 2028.
The masterplan architect for the scheme is Squire & Partners, Wilkinson Eyre is responsible for the heritage works, EPR Architects is the executive architect for the development and Andy Sturgeon Design is responsible for the landscaping.
Callum Tuckett, UK managing director of Multiplex, said: “The St John’s Wood Square scheme is one of the most prestigious and eagerly anticipated residential developments in central London, so Multiplex is understandably proud to continue our involvement into the next stages of construction.
“Our project team has demonstrated both the technical capabilities and innovative thinking required to undertake a project of this scale and complexity. We look forward to working with St John’s Wood Square Development team and all project partners to deliver a scheme that enhances this part of London and befits the heritage of the St John’s Wood Barracks.”
Sir George Iacobescu, chairman of St John’s Wood Square, the appointed development manager, added: “At St John’s Wood Square, we are committed to delivering residences of the highest quality and craftsmanship, and Multiplex, delivering the shell and core, will be a central part of our vision. Multiplex exemplify the excellence and innovation we strive for in our collaborations and we look forward to a successful collaboration with the team.”
Gareth Stow, chief operating officer of St John’s Wood Square, said: “We are delighted to announce our partnership with Multiplex, they bring extensive construction expertise, and a highly skilled team. We are setting the highest standards for the St John’s Wood Square development project and it’s good to have a partner who shares the same values. As our vision becomes reality, St John’s Wood Square will further enhance a beautiful part of central London.”
