NAKO Modular has put the freehold of the Broomhill Estate in Muddiford, near Barnstaple, North Devon, on the market with a guide price of £1.15m.
The 18-acre estate previously operated as a seven-bedroom hotel featuring a restaurant, bar, lounge, conference facilities, tennis court and grounds.
The property also includes spacious owners’ accommodation in the East Wing, comprising a kitchen, two lounges and two bedrooms.
Pre-application feedback from North Devon Council supports returning the former hotel to residential use and subject to planning, up to nine units could be delivered through conversion alone, including the existing hotel and two outbuildings.
North Devon Council has also confirmed via a separate pre-app that it is supportive of increasing the number of hotel rooms within the existing building, introducing new lodges within the grounds and increasing the onsite amenity provision.
