OB signs for circa 20,000 sq ft at 10 Fleet Place

Brokerage business OB has taken 19,835 sq ft on the third floor of the recently refurbished 10 Fleet Place in London’s Midtown.

The space has been let on a 10-year lease, with an upwards only rent review every fifth year of the term.

Existing tenant Mott MacDonald has also agreed a deal to move from its space on the fourth and third floors into 19,884 sq ft on the first floor on a lease until April 2040. The company is also re-gearing its lease on the second floor, where it has 19,888 sq ft, until April 2040.

Earlier this year, Simon Kucher UK took 19,890 sq ft at 10 Fleet Place and last year, Addington Capital – asset manager for the property on behalf of The Crosby Group – let 33,000 sq ft at the 185,000 sq ft building to law firm Hogan Lovells. 

David Dalrymple, partner at Addington Capital, said: “The ongoing success at 10 Fleet Place is down to the demand for attractive, sustainable and high-quality office space in Midtown and the City. We invested heavily during the past two years to vastly improve the environmental credentials of the building and also in the wider facilities, to make it significantly more attractive to occupiers. 

“This investment has paid off. Following these latest deals, the total amount of new leases completed in the building since October 2021 is approximately 146,000 sq ft We now have a list of blue chip and respected tenants, all on favourable lease terms.”
