Regal London has agreed a pre-let with Epson UK on 30,530 sq ft of Grade A office space at The Clarendon Works in Watford.

The company has signed a 10-year lease on the third and fourth floor of the 140,000 sq ft building, which is now more than 30% let.

Designed by architect Fraser Brown MacKenna to high levels of energy optimisation, Regal London is targeting BREEAM Excellent and an EPC A energy rating for The Clarendon Works, which is set to open in Q3 2024.

Paul Eden, co-founder of Regal London, said: “Epson is a brilliant addition to the community we’re creating in The Clarendon Works: a neighbourhood of entrepreneurs and multinational corporations united in desiring the very best workspace and amenities that puts the needs of employees and clients first.

“The Clarendon Works provides best-in-class, flagship office accommodation in leafy Watford, a 15-minute train journey from London Euston, which has proved a very attractive offer that gives us confidence in maintaining momentum as we approach completion later this year.”

Duncan Ferguson, managing director at Epson UK, added: “Epson’s commitment to reducing scope one and two GHG emissions, optimising space around hybrid working preferences, and providing a modern, attractive, and aspirational workspace for employees, made the Clarendon Works a paradigm for meeting these needs in a new place of work.

“As a technology brand globally recognised for its quality, it’s important this is reflected in the environment and conditions we work in, and we’re confident The Clarendon Works will deliver on this. We look forward to settling in as soon as its doors open later this year.”

Lambert Smith Hampton and Bray Fox Smith are letting agents for The Clarendon Works. Savills advised Epson.
