A 12.95-acre site with outline planning permission for up to 150 dwellings in  St Albans, Hertfordshire, has been brought to market.

The site at Harpenden Road is expected to attract significant interest from local and national housebuilders.

Andrew Wright, senior partner and head of land, planning and development at Kirkby Diamond, which is marketing the opportunity, said: “This is a fantastic residential development site in an exceptional location at the city’s edge. Close to local schools, it has excellent connectivity and access to local services and community infrastructure

“The land to the north and east of the site has been identified for residential development and may provide an opportunity for the purchaser to secure further land by separate agreement in due course.”

He added: “The residential market in St Albans is buoyant. Properties over the last year had an average overall price of £626,156, and detached properties achieved an average price of £959,754. Average house prices have increased 19.2% over the last year. The city is affluent and vibrant, and we confidently expect there to be significant interest from a range of housebuilders.”
