The Crown Estate has unveiled plans to deliver three developments in London’s West End with a GDV of more than £430m.
The company has already started construction work at New Zealand House, 10 Spring Gardens and 33-35 Piccadilly, which between them will provide 250,000 sq ft of office, leisure and retail space.
At New Zealand House (pictured), The Crown Estate is undertaking a retrofit of the Grade II listed building, which is situated at the southern gateway to Haymarket, the Arts Quarter and St James’s Market.
The project, which will see 90% of the building’s structure retained, also includes the restoration and enhancement of the Grade I listed Royal Opera Arcade. When complete, New Zealand House will provide 138,000 sq ft of office and hospitality space overlooking Westminster to the south and Piccadilly Circus to the north.
At 10 Spring Gardens, which is located between The Mall and Trafalgar Square, The Crown Estate is refurbishing the mid-1970s built office to deliver circa 80,000 sq ft of sustainable workspace spread across the ground floor, basement and eight upper storeys.
More than 90% of the building’s structure and façade will be retained and the company is targeting a NABERS 5* rating, EPC A and BREEAM Excellent, as well as a WELL Gold Certification.
The redevelopment of 33-35 Piccadilly will provide 3,000 sq ft of prime retail and hospitality space on the ground floor, with 30,000 sq ft of office space on the upper floors, representing an 85% increase in office and retail floor space. The Crown Estate is targeting a NABERS 5* rating, a WELL Platinum Certification and BREEAM Outstanding for the building.

Multiplex and McLaren Construction Group have been appointed as construction partners for New Zealand House and 10 Spring Gardens respectively. KPH has been appointed to manage the initial works for 33-35 Piccadilly.
