Vistry and L&Q have secured planning consent for Phase B of their Beam Park regeneration project in East London.

Designed by PRP, the latest phase of development will deliver 405 new homes as part of the wider circa 4,000-home eight-phase masterplan for the 72-acre former Ford manufacturing plan site.

Construction work on the new homes, which will comprise a mix of two-bedroom apartments to four-bedroom houses, is expected to commence in early 2027.

Kevin Delve, managing director for Vistry East London, said: “Securing planning approval for Phase B marks another significant step forward in delivering the vision for Beam Park, through the delivery of 405 high quality new homes. Working in partnership with L&Q and Barking and Dagenham Council, we are continuing to transform this former industrial site into a vibrant, inclusive community that meets local housing needs and creates long-term benefits for residents.”

David Lewis, executive group director for property and investment at L&Q, added: “We are delighted to secure planning permission for this next phase of development at Beam Park and continue the delivery of much needed affordable homes. This is already a growing, successful community and we are grateful for the support of our partners and residents for believing in our joint vision for sustainable regeneration.”

Andrea Carpentieri, associate director at said, added: “Our vision for this phase is deeply rooted in creating a landscape-led, connected, and vibrant community that respects Dagenham’s industrial heritage while championing cutting-edge sustainability. Achieving this unanimous planning approval for Beam Park Phase B is a fantastic milestone that brings over 400 new high quality and sustainably designed homes closer to reality.
