Wealth manager signs for space at refurbed St James’s office

Resolution Property has let 6,970 sq ft to a global wealth manager across the seventh and eighth floors of Smithson Tower in London’s St James’s.

The wealth manager has signed two 10-year leases on the space at the recently refurbished 21,000 sq ft office building.

Portuguese insurance group Fidelidade Property acquired Smithson Plaza in 2020 and together with Resolution Property, has been progressing a programme of active asset management alongside a commitment to upgrading the Grade II* listed building into a more sustainable asset. 

The refurbishment project has significantly improved the building’s sustainability credentials, with the refurbished floors achieving EPC B ratings.

Dominic Higgitt, asset manager at Resolution Property, said: “Securing these leases at Smithson Plaza demonstrates the growing occupier demand for best-in-class, Grade A office space in the St James’s area. Our refurbishment of Smithson Tower demonstrates how historic buildings can be sensitively modernised and repositioned to meet current occupier demands for CAT A and CAT B office space.”

The refurbishment project was delivered by project manager Propitas and general contractor Epiphany Project Management. Resolution Property was advised by Colliers and Edward Charles & Partners on the letting and the tenant was represented by CBRE.
