Royal London Asset Management Property and Lamron Estates have secured two new lettings totalling 15,886 sq ft at the Space office scheme in Woking.

Alliance Healthcare has taken 12,608 sq ft across the entire fourth floor and Kent Energies UK – which already occupies space on the second floor of the building – has expanded to take an additional 3,278 sq ft on the first floor.

The 87,010 sq ft building is now 75% let with only 21,445 sq ft of space available to lease across the third and first floor. The quoting rent at the BREEAM Excellent-rated building is £42.50/sq ft.

Arabella Pollock, asset manager at Royal London Asset Management Property, said: ‘We are really excited to welcome Alliance Healthcare and accommodate Kent Energies expansion at Space. These lettings demonstrate our commitment to supporting a variety of occupiers with differing requirements, and to meeting our existing tenants’ business needs.”

Rebecca Hewitt, national markets, office agency at BNP Paribas Real Estate, which represented the landlord on the lettings, added: “Woking has had a strong year in terms of take up with a number of occupiers seeing the benefits of its excellent rail connections to London and the South East and of course, the newly regenerated town centre and its amenities, prompting relocations from elsewhere in Surrey. It is also clear occupiers are prioritising quality space with the best eco-credentials, resulting in extremely limited availability of Grade A accommodation in the town centre.’”

Royal London Asset Management Property and Lamron Estates were represented by BNP Paribas Real Estate, CBRE and Hurst Warne. Alliance Healthcare was represented by Cushman and Wakefield and Kent Energies was represented by CBRE.
