General Projects and KKR have signed two leasing deals at the redevelopment of the iconic former Heal’s department store on Tottenham Court Road.

The MISSION Group has taken 11,500 sq ft at The Manufactory on a 12-year lease at a rent of £90/sq ft and fine wine and spirits merchant Bordeaux Index has signed for 4,500 sq ft on a 10-year lease at a rent of £87.50/sq ft.

The existing tenant line-up at The Manufactory includes Liverpool Football Club’s commercial team, communications agency The Creative Engagement Group, TV production company Lime Pictures and Heal’s.

Jacob Loftus, CEO of General Projects, said: “These lettings are testament to the strength of the offer we have created at The Manufactory. We are building an ecosystem of savvy occupiers that have really bought into the creative community we’re bringing together across this new urban campus. The historic department store itself is a huge draw, being a piece of London’s history, and the location is fantastic in terms of connectivity, vibrancy, and amenities.”

Nicky Barker, managing director at KKR, added: “We’re pleased to welcome tenants of this calibre to what we believe is best in class central London office space. These lettings mark an important step as we continue to transform and reimagine this iconic space and further underpin our strong conviction in the long-term future of the building and our broader belief that high quality London office space, in prime locations, has excellent fundamentals.”

In addition to the initial 35,000 sq ft of office space already delivered, a further 45,000 sq ft of office space is set to be available later in 2023, with the completed development offering 140,000 sq ft of BREEAM Excellent rated creative-led workspace.
