Tyre wholesaler Micheldever Group has pre-let the 72,733 sq ft Connect-70 logistics unit in Bellshill, Scotland. Micheldever has signed a 15-year lease on the unit, which is due to reach practical completion in January next year.
The building is fitted with a range of sustainability features including EV charging points, a roof mounted PV system and air source heat pumps. It is expected to achieve EPC A and BREEAM Very Good ratings.
Dave Haddock, logistics director of Micheldever Group, said: “As our business has grown it became clear that we needed to increase the size of our main distribution centre in Scotland, especially with the growing demand for same day/next day deliveries of tyres to our customers. Due to this we made the decision to commission a brand-new warehouse – in Bellshill.
“Critically, as a new build it has allowed us to include the latest technology, permitting us to improve the efficiency of our logistics business as well as help deliver our corporate commitment to a 50% reduction in our carbon footprint by 2030 and 100% by 2050.”

We look forward to welcoming Micheldever as tenants when construction completes at the turn of the year.”
Iain Davidson, director in Colliers Scottish industrial and logistics team, said: “Due to business expansion, Micheldever were looking to relocate their Scottish distribution operation to a highly specified, sustainable warehouse benefitting from excellent motorway connectivity and Connect-70 ticked all the boxes.
“Given the low supply of available industrial properties in central Scotland, Colliers were able to use our experience and market knowledge to help Micheldever identify and secure this prime industrial asset at an early stage in its construction.”
Colliers, CBRE and Gerald Eve are letting agents for West Ranga Management on Connect-70. Colliers also acted on behalf of Micheldever Group. Gillespie MacAndrew conducted the legals for the landlord, with Lindsays acting for the tenant.
