Chancerygate has secured planning permission for 51,000 sq ft of Grade A urban logistics, research and development space in Newmarket.
The Nucleus development will comprise 10 units ranging from 3,595 sq ft to 6,685 sq ft. The units will be available on both a leasehold and freehold basis with the ability for occupiers or investors to acquire multiple units.
The scheme, which is located on Exning Road two miles south of the A14, is being delivered on a 2.48-acre site, which formerly housed an electronics and displays manufacturer.
All of the units at Nucleus will benefit from EV charging points, low air permeability design, enhanced roof lighting and solar cells on their roofs. Chancerygate is targeting EPC A and BREEAM Excellent ratings as a minimum for the development.

Cheffins and Cushman & Wakefield have been appointed joint letting agents for the development.
