Seaforth Land and QuadReal Property Group have let 19,340 sq ft to HR tech company HiBob at Space House in London’s Covent Garden.

The company will occupy two connected floors in the recently redeveloped 260,000 sq ft Grade II listed building on a 10-year lease.

Lou Cooper, office and experience manager at HiBob UK, said: “Moving into our new London office is more than just a practical step for a growing company. We chose Space House not only for its central location and architectural presence but because it truly reflects our values – people-first, future-focused, and deeply sustainable. It’s more than a workspace; it’s a commitment to culture and innovation. We’re entering a space that not only accommodates our expanding team, but also stays true to our ethos: welcoming, inspiring and built for people to thrive.

“Situated in the heart of the city and designed with sustainability at its core, this new space supports the way we work today – flexibly, consciously, and together.  We’d like to thank everyone at Seaforth for making the move easy and for being so welcoming and helpful throughout the process.”

Tyler Goodwin, CEO of Seaforth Land, added: “We’re thrilled to welcome HiBob to Space House. This is a building where heritage meets innovation – where visionary companies can grow, connect and lead. With increasing demand from occupiers seeking sustainability, amenity and design excellence, Space House is fast becoming one of London’s most sought-after destinations.”

Jay Kwan, managing director, Europe, at QuadReal Property Group, said: “Space House provides flexible workspaces that help foster collaborative, productive teams while offering wellness and lifestyle amenities that amplify the employee experience. Whether taking advantage of onsite social and creative spaces, or enjoying everything the neighbourhood has to offer, we hope the HiBob teams thrive in their new office.”
