KE Hotels has acquired the freehold interest in The Queens Hotel Cheltenham from Sir Richard Sutton Limited (SRSL) for an undisclosed sum.
The Grade II* listed landmark, which is located in Cheltenham’s historic centre, is one of Europe’s oldest purpose-built hotels.
Set on a 1.3-acre site, the property spans basement, ground and three upper floors, offering 84 en-suite bedrooms. The sale also includes a retail unit let to Brasserie Blanc.
James Greenslade, director at Savills hotels capital markets, which acted for the vendor on the deal, said: “We are pleased to have sold this iconic asset on behalf of SRSL. The Queens Hotel offers significant value-add potential, including lapsed planning consent for a four-storey extension with function rooms and 17 additional bedrooms.
“The sale of this property mirrors the uptick in single asset transactions we are seeing in the market, with single asset transactions totalling £1.35bn in H1 2025, marking an 8.4% year-on-year increase and 1.7% above the 10-year H1 average of £1.33bn.
