The Brunel Court industrial asset in St Ives has been put up for sale by a private landowner with a guide price of £1,550,000.
The scheme, which is located at the heart of the St Ives industrial estate, was built in the late 1990s and comprises six industrial units in a single terrace.
All of the units were recently re-let and the scheme generates annual income of £131,500.
Alexander Smith, surveyor at Cheffins, which has been appointed to market the opportunity, said: “Brunel Court provides a compelling investment opportunity. Our guide price of £1.55m reflects a net yield of 8% and low capital value of just £79/sq ft, which represents value rarely seen in the local investment market. There is a good mixture of local and national occupiers at Brunel Court who have all recently signed long term leases, and they are paying rents that reflect the strength of demand for units in this area.”
