City of London office scheme gets green light

One Fleet Realty, a subsidiary of the Takenaka Corporation, and Savills Development Management have secured planning permission for the Tessera office development at 1 Fleet Place in the City of London. 

Designed by Kohn Pedersen Fox (KPF), the building will deliver 155,000 sq ft of Grade A office space across seven floors with floorplates ranging from 15,231 sq ft to 19,730 sq ft.

The existing structure will be comprehensively redesigned with a focus on high quality specification, sustainability and tenant experience.

One Fleet Realty is targeting BREEAM Outstanding, NABERS 5* and EPC A ratings for the development, which is due to compete in 2029.

Kat Norton, director at Savills Development Management, said: “Bringing Tessera to market marks a major milestone for both the building and the City. With limited new supply in the pipeline, demand for high quality office space remains strong. Tessera’s location, scale and amenity offering make it an ideal choice for occupiers seeking a future-facing headquarters.”

Savills and Cushman & Wakefield have been appointed to lease the building.
