AGS Property Investments has put a freehold greenbelt development site in Carshalton up for sale with a price tag of £4.25m.

The 2.47-acre site at 1 and 3 Metcalfe Avenue falls under F1 (social and community use) providing the potential for multiple uses including education, health facilities or community halls, subject to necessary consents.

The site comprises three buildings totalling approximately 19,814 sq ft and is available with full vacant possession from January 2026.

The property forms the final remaining parcel of the former Queen Mary’s Hospital site, which underwent a comprehensive redevelopment between 1998 and 2015.

Nick Alderman, head of Central London Land at Knight Frank, which has been appointed to market the opportunity, said: “This is a rare opportunity to acquire an extensive freehold landholding in one of South London’s most desirable suburban locations. The combination of significant acreage, excellent connectivity, and planning already in play makes this an attractive proposition for both institutional buyers and residential developers looking for strategic opportunities in an established area.”
