Flexible workspace operator strikes management agreement on Dublin space

BE Offices has struck a 10-year management agreement with an Irish pension fund on circa 33,000 sq ft of flexible workspace at Five George’s Dock in Dublin.

The workspace, which is due to open in April 2026, will provide solo hotdesking and touchdown space through to serviced offices, event space and private floor managed corporate solutions.

In addition to circa 15,000 sq ft of space spread across part of the ground and the entire first floor, BE Offices’ managed platform, BE.Spoke, will have exclusive access to circa 18,000 sq ft across part of the third and fourth floors of the building, where it will deliver fully customisable office solutions for larger corporate occupiers.

Douglas Green, from G8 Consult, which advised the pension fund on the agreement, said: “Five George’s Dock occupies a prime position within Dublin’s IFSC, one of Europe’s most resilient and established office markets, where occupiers increasingly demand flexibility, quality and amenity alongside conventional space.

“Introducing a flexible and managed workspace offering was the final element in the wider repositioning strategy for the building, complementing the existing leasing programme and enhancing the overall occupational proposition. My role was to structure and secure a robust long-term management agreement with an operator capable of delivering both hospitality-led flexible space and high-quality managed solutions for enterprise occupiers, fully aligned with the building’s tenant profile.

“Completing this agreement within four months of signing heads of terms reflects both the clarity of the strategy and the strength of the operator selected. It is particularly encouraging to see early enterprise engagement through BE.Spoke, which underlines the depth of demand for this type of integrated workplace offering in Dublin.”
