Prologis UK has let the 155,000 sq ft DC2 unit at Prologis Park Midpoint in the West Midlands to Top Cloud Logistics on a 10-year lease.

The facility has 38 dock doors, an 11m clear internal height and LED lighting throughout.

A key element of the transaction was the retention of the building’s existing racking and mezzanine. Through Prologis Essentials, Prologis facilitated the purchase and resale of these assets, ensuring they remained in situ allowing Top Cloud to benefit from a faster, more cost-effective occupation programme.

Alex Zhang, from Top Cloud, said: ” As our UK business continues to scale, securing additional capacity within Prologis Park Midpoint represents an important step in our long-term growth strategy. We are committed to building a stronger and larger warehouse and logistics platform in the UK, providing reliable, high quality fulfilment and supply chain services to a growing customer base.

“The Prologis team understood both the speed and scale of our ambitions and worked closely with us to deliver a solution that supports our next phase of expansion. This agreement reflects the strength of our partnership with Prologis and gives us the confidence, flexibility and operational capacity to continue growing our presence and capabilities across the UK market.”

Tom Price, leasing director at Prologis UK, added: “This transaction demonstrates the value of building long-term relationships with our customers and understanding how their requirements evolve over time. Having previously supported Top Cloud’s growth at Prologis Park Midpoint, we’re delighted to be able to provide the next stage of their expansion within our portfolio.

“By working through Prologis Essentials to retain and transfer the existing racking and mezzanine flooring, we’ve been able to help Top Cloud accelerate its occupation programme and reduce upfront fit-out requirements. The agreement reinforces the strength of the West Midlands logistics market and the enduring appeal of Prologis Park Midpoint as a location for distribution operations. With this lease completed, the park remains fully occupied, underlining continued demand for high quality logistics space in one of the UK’s most important distribution hubs.”
