Catella APAM seals Sheffield office leasing deal

Catella APAM has let 7,369 sq ft on the fourth floor of the Acero Digital Campus in Sheffield to Northern Trains on a 10-year lease.

Acting on behalf of Britannia Invest A/S, Catella APAM appointed Vantage Zero, the company’s sustainable retrofit and principal contracting business, to reposition the suite to fully-fitted CAT A+ space following the departure of the previous tenant.

The initiative was designed to test demand for a ready-to-occupy product in Sheffield, with the space let within four months of completion of the fit-out. Catella APAM is now under offer on the remaining floors of the campus, which will result in the building becoming fully occupied once the fit-out works are completed.

Chalwe Silwizya, senior asset manager at Catella APAM, said: “The successful letting to Northern Trains demonstrates the appetite for high quality, fully-fitted office accommodation and provides a strong example of how an active asset management approach can respond to market demand. The interest we have subsequently seen in replicating this approach across the building is particularly encouraging and demonstrates the potential to apply the strategy more widely across the asset.”
