PATRIZIA has let 33,160 sq ft to UK fintech Zilch at 40 Grosvenor Place in Central London on a 10-year lease.

The intelligent payments platform has taken the space across the building’s fourth and fifth floors for its new headquarters. Zilch expects to move into the building in spring 2027.

Ker Gilchrist, head of investment management UK at PATRIZIA, said: “Securing Zilch as a major new occupier is another important milestone in the transformation of 40 Grosvenor Place, and we look forward to welcoming them to the building. Following our agreement with Cleveland Clinic, this latest letting demonstrates how our active asset management approach can unlock the potential of existing buildings and attract high quality occupiers with very different requirements.

“From a world leading healthcare institution to one of the UK’s fastest-growing fintech businesses, these commitments reflect the quality of the asset and our ability to anticipate changing occupier needs, demonstrating the importance of recognising quality office assets as operational buildings. They also reinforce our conviction in well-located London real estate and the opportunities to create long-term value through strategic repositioning.”
