Housebuilder Keepmoat Homes has acquired a 45-acre development site with planning consent for 290 homes on the outskirts of Milton Keynes in a multi-million pound deal.
The real estate advisory arm of BTG Eddisons, acted for two farming families who owned land adjoining the southern boundary of Milton Keynes, advised the families from the initial promotion strategy through to planning and the unconditional disposal to Keepmoat.
The BTG Eddisons team represented the landowners in seeking the site’s allocation in the Buckinghamshire local plan, which has now reached draft allocation stage.
In 2024, the firm marketed the opportunity to land promoters and selected Richborough as its preferred partner, negotiating the promotion agreement and continuing to represent the landowners throughout the planning process.
A planning application was submitted in 2025, with outline consent secured in February 2026 following an appeal for non-determination.
Andrew Wright, director of land, planning and development at BTG Eddisons in Milton Keynes, said: “This is an excellent result for our clients, particularly in the current challenging market conditions. We have worked with the landowners from the outset, helping to establish the site’s development potential, secure a promotion partner and navigate the planning process before leading the marketing and negotiations for the sale.
“The fact that we have achieved an unconditional disposal just over two years after signing the promotion agreement is a significant achievement for a scheme of this scale. We are particularly pleased to have delivered this outcome for two farming families who have been longstanding clients of the business.
“This transaction stands out for many reasons, not just the fast-track through planning and disposal. Richborough performed brilliantly and worked closely with our own dedicated team of development land surveyors to keep everything on track and achieve an outstanding result.”
Alex Jenden, associate at BTG Eddisons, added: “This was a notable site to come forward in the area and one that attracted significant interest from the market. Our in-depth knowledge of the local market and development landscape enabled us to position and market the opportunity effectively. By leading the marketing and disposal process from start to finish, we were able to generate strong competition between bidders and ultimately secure an excellent outcome for our clients.”
Paul Campbell, chairman of Richborough, said “Congratulations to the landowners and thank you for trusting Richborough throughout the promotion and disposal process. Securing an established national housebuilder such as Keepmoat as development partner demonstrates the importance of a pragmatic and collaborative approach to bringing consented sites to market. We look forward to seeing the site progress towards delivering 290 new homes for the Milton Keynes area.”
