Arrow Capital Partners has pre-let 107,500 sq ft of logistics space at its Arrow Point Bolton development to Heritage Trade Frames.
The AP1 unit has an eaves height of 15m, two level access doors, 10 dock levellers and 14 HGV trailer spaces.
Arrow Point Bolton comprises two units providing 327,750 sq ft of modern, adaptable logistics space. The second unit totals 220,250 sq ft and is currently available to let. The site is situated just north of Manchester, within the UK’s north west distribution corridor, and is adjacent to Junction 6 of the M61.
The development is part of Arrow’s Strategic Industrial Real Estate (SIRE) joint venture with Cerberus Capital Management.
Cormac Dunne, head of real estate, Europe at Arrow Capital Partners, said: “Securing a pre-let at Arrow Point Bolton ahead of completion is a strong endorsement of the scheme’s quality and the depth of occupier demand in specific submarkets within the north west logistics market. With its strategic positioning, future-proof specification and strong sustainability features, the development is well aligned with evolving occupier requirements. Demand for modern, energy efficient space continues to outpace supply in prime locations and this transaction demonstrates the investment appeal of the regional logistics market for forward-looking investors.”
Arrow Capital Partners was advised by B8 Real Estate and Commercial Property Partners.
