Aviva Investors has secured planning consent for the redevelopment of 130 Fenchurch Street in the City of London.
CO-RE has been appointed to develop the new WikinsonEyre-designed 34-storey commercial tower, which will replace a currently vacant and dated scheme.
The approved design includes nearly 58,000 sq m (circa 624,000 sq ft) of Grade A office space, new public spaces, 4,000 sq ft of retail and hospitality facilities and a public exhibition space in the mid-level of the building.
Ben Littman, head of development, real estate, at Aviva Investors, said: “We are incredibly pleased to receive approval for our plans at 130 Fenchurch Street, which will be a landmark scheme for the City of London and its evolving skyline, aligning with the City of London’s ‘City Plan 2040’.
“Together with One Liverpool Street, 101 Moorgate and New Broad Street House, 130 Fenchurch Street is another example of how Aviva Investors is helping the City get ready for the future by delivering a scheme incorporating the latest technologies and targeting best-in-class standards of energy efficiency, whilst creating a flagship location capable of attracting world-leading businesses to the Square Mile.”
Tom Sleigh, chairman of the City of London Corporation planning and transportation committee, added: “130 Fenchurch captures our ambition to unlock growth: a striking new workplace in the heart of the City, with routes and views that open up the City for everyone. This is about more than one building – it’s part of a pattern of proactive planning decisions that are helping to shape a future-ready Square Mile: greener, denser, more dynamic and firmly aligned with the UK’s growth mission. Planning can be a growth engine, and 130 Fenchurch proves it. We’re delivering jobs, public space and best-in-class offices at the scale the UK economy needs.”
Stephen Black, director at CO-RE, said: “We’re delighted that planning permission has been granted for 130 Fenchurch Street, a major milestone and significant step towards delivering new high quality commercial space in the City of London. This scheme will positively contribute to existing and planned development across the Fenchurch Street area, further enriching the public realm and delivering new cultural spaces, whilst connecting the site to the Fenchurch Street area.
“We’re pleased to be bringing forward a scheme of this quality within the City that will offer world-class spaces and support the City of London Corporation’s target of creating an additional 1.2m sq m of new workspace for current and future occupiers of the Square Mile.
Dominic Bettison, board director at WilkinsonEyre, added: “130 Fenchurch Street has been thoughtfully designed to successfully align with the existing and evolving eastern cluster, enrich the public realm, open up new green pedestrian routes, and create visual and physical linkages to the surrounding area. Partnering with CO-RE and Aviva Investors, we are proud to be bringing forward a sustainable scheme that offers world-class space to meet the needs of the Square Mile whilst putting the wellbeing of tenants first.”
