Chancerygate has received planning permission to build a 72,000 sq ft Grade A urban logistics scheme with a GDV of £16.5m in Bredbury, Greater Manchester.
Cromwell Park, which is located on Bredbury Park Industrial Estate, will comprise nine units ranging from 2,300 sq ft to 59,500 sq ft.
The granting of planning permission triggers the completion of Chancerygate’s purchase of the four-acre site from Associated British Foods Group, with enabling works set to commence later this year and main construction scheduled to start in early 2024.
All of the units will benefit from EV charging points and solar cells on their roofs which will provide up to 35% of the units’ energy needs. Chancerygate is targeting EPC A+ and BREEAM Very Good rating for the scheme.
Chris Brown, development director at Chancerygate, said: “We are pleased to secure planning on this site and will now prepare to start the necessary works to begin the construction phase of the project. Our agents have received an unprecedented number of occupier enquiries for the site, and we are confident take up will be strong given the lack of alternative new Grade A space in Bredbury.
“The scheme marks one of the last remaining opportunities to develop a site allocated for employment in the Stockport borough, so will support and enable growth within the local economy.”
The joint agents for the proposed scheme are Williams Sillitoe and Cushman & Wakefield.
