Chancerygate has submitted plans to speculatively build 51,000 sq ft of Grade A industrial, warehouse and research and development space on a 2.48-acre site in Newmarket.
The Nucleus scheme, which has a projected GDV of circa £11.5m, will comprise 10 units ranging from 3,595 sq ft to 6,685 sq ft, available on a freehold and leasehold basis.
The site is located on Exning Road two miles south of the A14 and formerly housed an electronics and displays manufacturer.
All of the units will benefit from EV charging points and solar panels on their roofs, which will provide green energy on an affordable basis to occupiers. Chancerygate is targeting an EPC A and BREEAM Excellent rating for the development.
George Dickens, senior development director at Chancerygate, said: “We are very pleased to have submitted our detailed planning application. There is strong demand for high-quality, sustainable industrial and warehouse accommodation in strategic locations and in close proximity to key infrastructure which also allows R&D uses.
“Our proposal will provide this alongside much needed employment opportunities to Newmarket and the surrounding area. We look forward to working with West Suffolk District Council and to progress our planning application.”
Cheffins and Cushman & Wakefield are joint letting agents for the development.
