Charitable organisation Sense has put the long leasehold interest of 101 Pentonville Road in King’s Cross, London, up for sale for £4,250,000+.

The property is held on a 999-year long lease expiring in June 3003 at a peppercorn rent and the sale price reflects an attractive capital value of £438/sq ft.

Arranged over basement, ground and first floors, 101 Pentonville Road has a net internal area of approximately 9,702 sq ft. The upper floors have already been repositioned to residential apartments and are not included in the sale.

The office space includes air conditioning, natural light, a passenger lift, end-of-trip facilities and car parking.

Edward Caines, partner at Carter Jonas, which has been appointed to market the opportunity, said: “This is a superb opportunity for investors and owner-occupiers as it presents excellent asset management options that include re-letting in its current condition, refurbishing to best-in-class standards, or repositioning to alternative uses, subject to planning.”
