Fine Grain puts Dublin office building up for sale with €22.5m price tag

Fine Grain Property has put the 56,466 sq ft 1 Waterside office building at the Waterside Innovation Campus in Citywest, Dublin, on the market with a guide price of €22.5m.

The four-storey building is fully let to financial services firm Fidelity Investments on a 20-year lease from May 2013 and produces a passing rent of €1,720,200 per annum.

The building comprises floorplates of approximately 14,000 sq ft, arranged around a central core and includes a striking double-height reception, modern tenant fit-out and on-site shower facilities.

Fergus O’Farrell, director at Savills, which has been appointed to market the opportunity, said: “One Waterside represents a compelling opportunity to acquire a high quality, income-producing office asset within one of Dublin’s most established suburban innovation campuses.
