Columbia Threadneedle has secured a hat-trick of lettings at Clarence House in Manchester.

Capsticks LLP has signed for 3,100 sq ft, Northmill Associates has taken 1,550 sq ft and Mercia Asset Management has signed for 1,533 sq ft, at headline rents of £45/sq ft.

The Grade A building was recently comprehensively refurbished by Jolie Design Studio and Cubic Works.

Rosie Veitch, from Sixteen Real Estate, which acted on behalf of Columbia Threadneedle on the lettings, said: “Sixteen advised Columbia Threadneedle on the acquisition of Clarence House in 2022 and we are delighted to have completed on the third consecutive deal to Mercia Asset Management following a comprehensive refurbishment with a strong focus on design and occupier experience.

“The building’s success is a testament to Columbia Threadneedle’s commitment to delivering a best-in-class product to attract quality occupiers and achieve record rents.”
