Kent County Council has launched the sale of a prime residential development site in Canterbury.
The 4.2-acre Chaucer School site, which is part of the draft Canterbury District Local Plan 2020, has received a positive pre-application response for a residential-led scheme, encompassing a minimum of 70 residential homes, including 30% allocated for affordable housing. The scheme has a GDV of £23m.
Discussions with Canterbury County Council have also paved the way for a potential student housing scheme comprising approximately 600 bedspaces, aligning with the growing local demand for purpose-built student accommodation (PBSA).
The concept design, prepared by DHA Architects, envisages a residential scheme comprising 70 one- to four-bedroom dwellings, including a mix of 43 houses and 27 apartments.
Aimée Pritchard-Davies, a partner in the city and east land team at Knight Frank, which is marketing the opportunity for the council, said: “We are thrilled to bring this exceptional development opportunity to market, showcasing the vast potential of the former Chaucer School site. This project presents a unique opportunity for both residential and student accommodation, which will once completed, contribute to the growth and vitality of Canterbury.
“The site’s strategic location, will not only meet the accommodation needs of the community, but it will also potentially have a positive impact on Canterbury’s residential and educational offerings for its current and future residents.”
Niral Patel, disposal, acquisition and investment surveyor at Kent County Council, added: “We are pleased to have appointed Knight Frank to commence marketing on this rare and prominent development opportunity in Canterbury. The pre-application supports residential development for the site but alternatively could provide some much-needed student accommodation within Canterbury.”
