Delancey has secured planning consent to develop a new 200,000 sq ft building in London’s Knowledge Quarter.
The site at 176-178 York Way will provide 130,000 sq ft of research and lab space and 13,000 sq ft of affordable workspace, events space, flexible makers’ space and significant public realm enhancements.
Designed by Kohn Pederson Fox (KPF), the building’s design includes the option to alter the proportion of laboratory and office space over time, allowing it to adapt to changing market demand. Delancey is targeting a NABERS 4.5+ star rating for the all-electric development
The developer acquired an interest in the site in Q2 2022 and subsequently acquired adjoining land from Islington Council, allowing the development to come forward.
