Global Holdings Management Group has secured planning consent for the redevelopment of 10 Great Pulteney Street in the heart of Soho.
The 47,094 sq ft building, which was previously the headquarters for international occupiers including Microsoft, Nokia and Boohoo, had been neglected for some time and was in need of improvement when Global Holdings Group acquired it in December 2024.
Designed by Morris + Company, the new look 10 Great Pulteney Street will combine a new façade with modern office floorplates of approximately 8,000 sq ft and new retail space.
More than 85% of the existing building structure will be retained, which will result in significant carbon savings and reduced disruption during construction, with Global Holdings Management Group targeting a minimum of BREEAM Excellent for the building.
Josh Lawrence, chief executive of Global Holdings Management Group UK, said: “Ten Great Pulteney Street is an opportunity to do what we do best: transform an unloved asset in a great area into a first-rate office building. This building is especially exciting: together with our architects and development team we have designed a property that will exceed the needs and expectations of blue-chip occupiers looking for office space in Soho or Mayfair. We are happy to bring back to life an extremely prime pitch of Soho through the new ground floor space which will activate Great Pulteney Street and Lexington Street, adding new amenities for this thriving business community.”
Bluebook has been appointed as the leasing agent for 10 Great Pulteney Street.
