The optimisation imperative in UK PBSA

The UK purpose-built student accommodation (PBSA) sector has entered a more mature phase. After a decade of pipeline-led growth, operational weaknesses are becoming harder to ignore. Occupancy is softening, affordability limits are constraining rental growth, costs are rising and investors are scrutinising net operating income and margins more closely.

Operators are no longer asking simply how to scale; they are asking how to improve portfolio-level performance. Yet data remains siloed across leasing, operations and finance, limiting real-time visibility and weakening operators’ ability to improve efficiency and performance.

So how are operators navigating the strategic shift from scale to performance? What steps are they taking to improve results, and what does the future hold as the sector continues to mature? Is it a case of survival of the fittest? These were among the questions put to a panel of PBSA experts at a roundtable sponsored by Yardi, a global leader in real estate software and technology.
