Law firm Bristows has pre-let 70,000 sq ft at Fubon Life Insurance Company’s Bow Bells office scheme in the City of London.

The company is relocating its headquarters from Blackfriars to the 145,000 sq ft building, which is currently being refurbished, with completion expected in Q1 2026.

Following completion of the deal, there is now 70,000 sq ft of space available to let over three floors of the all-electric building.

Fabrix was appointed in early 2025 as development and leasing manager on the project and has been working in collaboration with PATRIZIA to reposition the building.

Paul Hicks, director of development at Fabrix, said: “London’s history and future sit side-by-side at Bow Bells. This reimagined, all-electric City HQ places sustainability, quality, and wellbeing at its core, in an unrivalled location that benefits from the outstanding transport connectivity of the Square Mile.

“As development and leasing manager, Fabrix has applied its market insight and technical expertise to a focused upgrade of a robust City building, exceeding the expectations of today’s occupiers. Our approach has prioritised the amenities and performance features tenants value most – from enhanced energy efficiency and fully electric M&E systems to a healthy internal environment with landscaped terraces, a design-led reception, generous communal areas, and best-in-class end-of-journey facilities.

“Bow Bells has demonstrated our capabilities through the ultimate proof point of pre-letting 50% of the building, and we remain active in the market to work with partners to strategically reposition their assets in a development management capacity.”

Dan Roberts, managing partner at Newmark, joint agent on the building with Knight Frank, added: “Securing a pre-let of this calibre in the current City market underscores both the enduring draw of well-located, high quality space for top-tier occupiers and the strength of the Bow Bells proposition. In an environment where many businesses are recalibrating their office needs, Bristows’ commitment is a clear signal that thoughtfully retrofitted buildings can compete head-on with new builds.

“It’s a testament to the quality of the asset, the clarity of Fabrix’s development vision, and the market’s appetite for centrally-positioned, future-proofed offices that combine amenity with strong environmental performance.”

The Bow Bells project team includes Ikon, White Red Architects, Arup and Harris Bugg Studio. Cushman and Wakefield advised Bristows on the letting.
